Enjoy the all brand new heated* saltwater pool, spa and tanning shelf with plenty of loungers to enjoy the peek-a-boo mountain and palm tree views. A full-size pool table, putting green and plenty of games will keep your party entertained. Equipped with a full gourmet kitchen, indoor/outdoor dining spaces.
* Pool heat is optional for an extra fee of $100/night. Spa heat is included.
 
The property is professionally designed to boost functionality and elegance with tasteful modern boho touches all around. Get a feel of desert life in this beautifully remodeled house offering 4 bedrooms including a master bedroom with attached full bathroom with a soaking tub and shower, a huge walk-in closet and a desk and chair to set up your remote work headquarters. A room is set up with relaxing swinging chair. All bedrooms offer high-end brand new mattresses and bedding for your comfort. The living area offers a 70” LED smart TV, a full-size pool table and a dining table for 6 in addition to extra seating around the kitchen island. A fully equipped gourmet kitchen is located off the dining area.
The backyard offers all you need to enjoy a full day in the sun, enjoy a drink around the pool or just relax in the loungers inside the pool’s tanning shelf. Take a dip in a sparkling pool or enjoy the lawn games (tic-tac-toe, Jenga, Checkers and cornhole) available for your entertainment.

NO SHOE POLICY:
The property has a strict no shoe policy, we encourage you to leave your shoes in the cubbies in the garage.
 
PARKING: 
A maximum of 4 cars are allowed on the property. Please park in the garage and driveway only. Fines start at $750 per vehicle per day for anyone who parks on the street.
 
CHECK-IN TIME: 3:00 PM 
CHECK-OUT TIME: 10:00 AM 
 
Early check-in / late check-out can be requested subject to availability.
 
EARLY DEPARTURE/EVICTION POLICY: 
No refunds for early departure and/or eviction in any circumstance.
 
POOL HEAT: 
Please notify us if you would like the pool heated by the time you arrive. 
Pool heat fee: $100/night
Spa heating is included in your reservation at no extra cost.
 
NO third-party bookings. The person who books must be the person who checks in first.
 
An extra $250 cleaning fee will be applied for silly string, glitter, confetti, and water balloon trash.
 
NO SMOKING POLICY: 
No smoking is allowed in the property. There will be an extra cleaning fee added for non-compliance up to $2,500. Smoking is permitted outside only with sliding doors and windows closed.
 
PET POLICY: 
A maximum of 2 pets are allowed. Pets are not allowed in the bedrooms or on furniture. Pets cannot be left unattended on the property.
 
DAMAGE DEPOSIT:
A $1,500 damage deposit can be applied if damage claims are filed by the host. Please note that you will not pay the deposit when you make the reservation. 
 
TRASH: 
Please bag all your trash and place it in the trash bins located on the side of the house. Trash bags are provided in the property. 
Trash pickup day is every Tuesday morning around 7 AM. 
 
NOISE DISTURBANCES: 
City fines for noise after 10 pm start at $1,000.
Quiet time is from 10:00 pm - 8:00 am. If we receive any complaints, we will attempt to contact you once to request that you reduce the level of noise. If the noise continues you will be asked to vacate the property immediately without any refund. You will be held responsible for any citations issued.
 
WEATHER CONDITIONS: 
We are located in the desert. Guests are responsible for checking driving and weather forecasts in preparation for desert conditions at various times of the year, including, but not limited to fog, wind, rain, etc. We do not issue refunds due to weather conditions, rolling blackouts, air conditioning issues due to extreme temperatures, road closures, driver's abilities, or vehicle limitations.
 
PERSONAL BELONGINGS: 
We are not responsible for any personal belongings left behind.
 
LAKE RULES: 
Per association rules, there is NO SWIMMING allowed in the lake. If you do not comply, your stay will be forfeited and terminated without refund.
Use of any of any floating vessels, boats, kayaks, flotation devices of any sort is prohibited for guests.
 
Check-out Instructions:
Please do not leave dirty dishes in the sink or on the counter. Please rinse off the dishes, place them in the dishwasher, and start it. Any rinsed leftover dishes are to be left on the counter.
 
DOORS/WINDOWS: 
Please make sure all doors are locked before leaving.
 
LIABILITY WAIVER:
You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s) and we will not responsible to ship them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 5 days prior to the arrival date of the reservation. For cancellations made within 5 days prior to the arrival date, no refund will be issued.
